Our approach

Consider the whole journey, not just the purchase.

Real estate participation involves more than acquiring an asset. The quality of the questions asked, the records available and the expectations agreed all matter over a longer holding period.

A framework for considered participation

The framework below explains the considerations that guide our approach. It is not a statement that every check has been completed for a particular asset, or a substitute for examining the underlying records.

  1. Understand the purpose and time horizon

Begin with the nature of land banking: money may remain committed while the asset is held, and an exit depends on a willing buyer and the applicable arrangements. A long-term intention is not a promised sale date.

  2. Ask asset-specific questions

Consider the seller’s authority, the land’s identity and boundaries, access, competing claims, restrictions and the records available for professional review. A photograph or a broad description cannot answer these questions on its own.

  3. Clarify participation and costs

Understand how participation is recorded, what the relevant terms provide, how decisions are handled and which costs are separate. A full-slot or half-slot label should not be treated as proof of a particular ownership interest without the applicable documentation.

  4. Keep reporting distinct from evidence

Read management updates as updates. Where records are published, assess what each record actually supports and what it leaves unanswered. Publication does not itself amount to an independent audit or confirmation of title.

  5. Revisit assumptions over time

Market demand, costs, access and circumstances can change. Long-term participation requires room for questions and an understanding that plans may need review; it does not remove the possibility of loss.

What the current cycle means

Cycle One is an existing invitation-only arrangement. Its public milestone page reports an owner-reported one-acre purchase and the associated reported figures. Those figures are not a complete reconciliation or an independently audited statement.

The website does not accept public investment applications or online payments. An invitation, an intake submission and an approved participation record are different things.

Review the milestone

Documentation charges, stated separately

The stated documentation charge is ₦20,000 for a full slot and ₦10,000 for a half slot, separate from contributions. These charges should not be read as additional land contributions or a promise of a particular legal outcome.

Ask management to clarify what applies to your existing participation and how it will be recorded. Do not infer an individual balance or payment instruction from the public figures.

Questions are part of the process

Before relying on a statement, ask what supports it. Before committing money, understand the terms and seek independent legal, property, tax or financial advice appropriate to your circumstances. Our educational material is a starting point for better questions, not personalised advice.
