Resources & understanding

Better questions. Clearer decisions.

A practical introduction to the ideas, records and risks behind long-term land participation. These resources are educational, not investment, legal or tax advice.

What land banking actually involves

Land banking generally means buying land to hold over time, often in anticipation of future demand or changes around the asset. Neither the passage of time nor a development narrative ensures appreciation. Demand can weaken, costs can rise and a buyer may not be available when a participant wants to exit.

An asset can have an estimated value without providing accessible cash. The amount ultimately realised depends on an actual transaction, its costs and the applicable participation terms.

Due diligence is a set of questions, not a label

Useful enquiries may cover the seller’s authority, survey and boundary information, access rights, competing interests, land-use restrictions, physical conditions and the status of relevant records. Which checks are appropriate depends on the specific property and transaction.

Independent professionals can help interpret records and identify gaps. No generic checklist eliminates all risk, and nothing on this website confirms that a particular title has been verified.

Project information and evidence are not interchangeable

A project update

An update describes reported progress, such as a purchase milestone or an expense figure. It tells you what the owner or management reports, but does not independently establish every underlying fact.

A supporting record

A purchase record may support a specific part of the transaction. Its date, parties, scope and any redactions affect what a reader can conclude. One record should not be used to make claims beyond its contents.

Independent assessment

An independent audit or legal review is a separate exercise with its own scope and limitations. A published record, website photograph or management announcement is not a substitute for that assessment.

No purchase documents are currently available for publication on this website. Approved, redacted purchase records are pending publication. Until they are published, the Cycle One milestone remains an owner-reported update, not a public evidence pack.

Frequently asked questions

Understanding participation, costs and risk

Can I join through this website?

No. Cycle One is existing and invitation-only. The website is not a public investment application, and it does not accept online payments. The contact-intake section is for existing invited participants to submit information for management review.

Can I withdraw whenever I need the money?

Do not assume immediate withdrawal is available. Land can take time to sell, and individual participation may be subject to transfer or exit conditions. Ask for the applicable terms; a proposed holding period is not a guarantee of liquidity.

What do the Cycle One figures tell me?

The owner-reported update states ₦5,125,000 in contributions, ₦4,000,000 for the land purchase and ₦600,000 in project expenses. These are reported categories, not a complete account reconciliation. They do not by themselves establish an individual entitlement, a cash balance or distributable funds.

Are documentation fees part of my contribution?

No. The stated documentation charges are ₦20,000 for a full slot and ₦10,000 for a half slot, separate from contributions. Ask management what the charge covers in your case and how it is recorded. A documentation charge does not itself verify title, establish a return or replace the applicable participation terms.

Does selecting my name verify my identity?

No. Selecting a name or submitting contact information does not verify identity or prove participation. Management must review the submission before it is added to official records. A submission alone does not confirm a slot, contribution or investment acceptance.

What should I ask before relying on a record?

Ask who produced it, which transaction it relates to, what it establishes, whether it is complete and what still needs professional review. If important information is withheld or unavailable, treat that as a limitation rather than filling the gap with an assumption.

Can returns or capital be assured?

No. Land values can fall, sales can be delayed and unexpected costs or disputes can affect outcomes. Participants may lose some or all of the money committed. Consider your circumstances and obtain independent professional advice before making a decision.
